Tenants
Once you find a suitable property from our property search please
contact us as soon as possible to arrange an accompanied viewing.
We will then show you around the property and answer any questions
that you may have.
If none of the properties match your needs please register your
requirements with us by phone, email or fax. We will then contact
you immediately once a suitable property becomes available.
Please note that once you have selected a property you will be required
to:-
- Complete an application form
- Provide a holding deposit which will be deducted
from the initial monies due should the tenancy proceed. If the
Landlord decides not to accept your tenancy the deposit will be
returned. It will not be refunded should you decide not to proceed
for any reason, or if the tenancy fails due to inaccurate or insufficient
information given in the application form.
Please also bear in mind the following important
points:-
- References will be taken by Langley Property
Lettings on behalf of the Landlord which may also include a credit
check.
- Cleared funds will be required prior to your
moving into the property to cover the dilapidations deposit (normally
one months full rent), the first months rent in advance
together with our agency administration fee.
- You will also be required to complete a standing
order mandate for the payment of future rent.
- Prior to the start of the tenancy both the
Landlord and the Tenant must have signed a Tenancy Agreement which
is a contractual agreement between both parties for renting the
property on certain agreed terms and conditions.
- An Inventory will normally be made prior
to the moving in date detailing all the fixtures, fittings and
free standing articles at the property together with a schedule
of conditions which describes their state and that of the property
in general. These details are listed, recorded and agreed by both
parties at the start of the tenancy.
- Whilst it is the Landlords responsibility
to arrange buildings insurance cover this will not include the
Tenants own belongings. You are therefore advised to take
out separate contents insurance to provide cover in this respect.
